How to prepare your home for a
Providing access to the major systems of your home will help you avoid delays and added costs in selling your home
1. Crawl Space: Areas around the crawl space (under floor) access opening should be cleared to allow for easy access. (The access openings are usually in a closet or on the exterior of the home.)
2. Attic: Clear the space around/under your attic access opening. (The attic access openings are often in a closet and/or in the garage.)
3. Electrical Panels: All electrical panel covers will need to be removed. The panel and the panel cover screws need to be easily accessible.
4. Heating/Cooling Systems: The heating systems (furnace, AC,heat pump, water heater, etc.) should be clear and readily accessible in order to remove covers and evaluate the system components.
5. Utilities Should Be On: If possible, all utilities, including gas, electric and water should be on in order to fully, evaluate the function of each system.
6. Exterior Vegetation & Storage: Vegetation and storage should be removed from around the exterior of your home for an adequate visual inspection of the exterior of the structure.
7. Unlock Doors: All doors should be unlocked, clear of storage and accessible.
8. Secure Your Pets: The doors and gates will be opened and closed at various times throughout the inspection as well as movement throughout the interior of the house.
9. Inform Occupants: Make sure that children (latch-key kids) or other occupants in your home are aware that the inspector is coming and approximatley how long the inspection will take.
